  • Tighten/repair loose handrail / stair rail (minor)

  • Replace burnt bulbs / check common fixtures

  • Secure loose toilet seat / tighten bath hardware

Lock Installation Process

Doors, Locks, Hardware

  • Adjust doors that don’t latch (strike plate/hinge tweaks)

  • Fix sticky doors (minor alignment)

  • Replace door stops

  • Replace/adjust closet door rollers/guides (minor)

  • Tighten/replace cabinet pulls/hinges and align doors

Applying Sink Sealant

Walls & Cosmetics

  • Patch small holes (anchors/screws) ready for touch-up

  • Spot prime small patches (if on hand) / prep for painter

  • Re-caulk small sections (tub/sink backsplash touch-up, not full re-caulk)

  • Touch up scuffs with owner-provided paint (small areas only)

Pipe Repair Close-Up

Fixtures & Small Installs

  • Replace shower head, toilet flapper/fill valve (minor parts)

  • Replace faucet aerators, clear minor leaks at trap connections (simple)

  • Replace bath fan cover, light globes, basic fixture parts (no rewiring)

  • Install curtain rod, towel bar, toilet paper holder, basic shelves (wall type permitting)

Replacing Air Filter

Appliances & Utility

  • Replace HVAC filter(s) (provided or billed)

  • Replace fridge water filter (provided)

  • Level/tighten wobbly appliances (minor adjustment)

  • Reset GFCI, test outlets with plug tester (basic)

Mopping Wooden Floor

Final “Rent-Ready” Finishing

  • Remove nails/screws left behind

  • Tighten all visible hardware (quick sweep)

  • Replace/adjust blinds (re-stringing excluded; swap/reattach included if parts available)

  • Quick sweep of work area + consolidate small trash (not a deep clean)
